Our team

The people behind BLPM

A local team you can reach by phone, who know your property and your residents by name.

Chief Executive Officer

Ben Blackstone

Ben has spent seven years running residential properties, starting in 2019 with a 140-unit community and now leading BLPM's newest 252-unit complex alongside a portfolio of single-family rentals. He holds a degree in economics from Occidental College and is in his final year of law school at the University of Idaho College of Law, preparing to practice tax and real estate law. That background shapes how BLPM handles owner reporting: statements are prepared carefully and accurately, with the owner's full benefit in mind. Ben has hands-on experience with Yardi Breeze, Breeze Premier, Yardi Voyager, AppFolio, and Buildium, and is happy to help owners choose the system that best fits their property.

Chief Strategy Officer

Grace Blackstone

Grace leads strategy and growth at BLPM. She holds a bachelor's degree in politics from Occidental College and a Master of Science in Real Estate from Chapman University's Argyros College of Business and Economics. Through her involvement with CREDA, the Commercial Real Estate Development Association (also known as NAIOP), she has worked with every stage of real estate investment, from acquisition and development to stabilization and long-term operation. Grace has played an active role in managing BLPM's newest 252-unit community. Her vision is to reimagine property management as Idaho's Treasure Valley continues to expand and develop.

Chief Operating Officer

April Riley

April oversees day-to-day operations at BLPM. Since starting her career in 2024, she has managed a combined portfolio of 888 residential units and two commercial buildings across Spokane, Washington, and Southern Idaho, including apartment communities, single-family homes, manufactured housing, and commercial property. She moved quickly into leadership by taking on challenging properties and strengthening them through stabilization, occupancy growth, resident retention, and tighter financial oversight. April leads with accountability and transparency, focusing on efficient operations, strong teams, and clear communication with owners so every property is positioned for long-term growth.

Questions

Frequently asked

What areas do you serve?

We manage properties throughout the Treasure Valley, including Boise, Meridian, Nampa, Caldwell, Eagle, Kuna, Star, Middleton, and Garden City. Our office is in Nampa.

What kinds of properties do you manage?

We specialize in larger-scale apartment communities and also manage smaller complexes and single-family rental homes. We currently manage 258 units, including District 208.

What are your fees?

Our fees are set out in full in the management agreement. We'll go over every line with you before you sign, so there are no surprises.

How do you set the rent price?

We look at recent leases for similar homes nearby, adjust for size, condition, and features, and recommend a price that balances rent against time on the market.

Who approves repairs?

Routine repairs are handled and itemized on your statement. Larger jobs are sent to you for approval first, except true emergencies that need immediate action to protect the property.

Can you take over a property that already has residents?
